Project Description:
- Project consisted of the transformation of a historic mill building constructed in 1881 and the renovation of a commercial building built in 1981, into 59 luxury apartment units. The buildings sit on the banks of the Byram River, with a dramatic waterfall between.
- Project began with an extensive, selection demolition of both buildings. Structural upgrades were made throughout to meet modern standards and to prepare for residential use. Existing bricks were salvaged, cleaned, and stored to be reused for new construction to ensure uniformity of look and within the design intent.
- New life safety and mechanical systems were installed throughout the buildings. Tilt and turn windows were installed and finished with all high-end materials. Many of the units include new concrete patios overlooking the river and waterfall.
- Major site work included the installation of a new drainage and waterproofing system to protect the underground parking structure, new utilities, and re-paving. Park like community areas were created along the waterfront and are finished with extensive landscaping.
- A dredging operation was implemented to remove 1,200 cubic yards of silt and debris built up behind the dam over a half century. The dredged material was pumped into a series of geotextile tubes measuring 60” in circumference x 100’ in length. The filtered water was then pumped back to the Byram River.
- Construction management services included: budgeting, value engineering, constructability reviews, logistical and safety planning, scheduling, mock-up facilitation, material procurement, subcontractor bid & award, and construction.
