Project Description
- Ground‑up construction of a 177,000-sq.-ft., 120‑unit multifamily residential building located one block from Greenwich Avenue. The project transforms an infill parcel within an established high‑density commercial district into a residential development designed to complement surrounding mid‑ and high‑rise structures while maintaining the architectural character and fabric of downtown Greenwich.
- The development includes one‑, two‑, and three‑bedroom units, with 40% of the apartments offered at below-market rates to qualified moderate‑income residents through coordination with the Town of Greenwich and the Greenwich Affordable Housing Trust Fund.
- Construction impacts on neighboring residents and businesses are being minimized throughout the building process. Measures include coordinated deliveries and construction schedules to minimize traffic impacts, ongoing and clear communication with nearby residents and businesses, comprehensive site safety and dust-control protocols, and strict adherence with all local construction ordinances and permitted work hours.
- Amenity spaces include a fitness center, multiple resident lounges, a private library and co‑working area, and a dining room, with two levels of below‑grade parking supporting the six floors above. Rooftop amenities include landscaped green spaces and outdoor seating areas.
- Architectural design incorporates traditional New England–inspired elements including brick masonry façades, historically proportioned windows, and a neutral exterior material palette.
- Construction management services included: constructability review, budgeting, value engineering on Phases II through IV, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
