Project Description:
- Project included the construction of a new four-story structure with retail space on the ground floor and three stories for 67 residential units above. The retail space was created with a concrete podium and two retail shell spaces were included as part of the project along with the infrastructure capable of accommodating up to nine future retail tenants. The residential space above was constructed with wood framing. The exterior is articulated to look like several attached buildings with thin brick, planks, and EIFS.
- The site work included the removal of three existing structures, utility relocations and connections, a drive through the building, 103 on-grade parking spaces, sidewalks, hard and soft landscaping.
- The residential floors include a lounge, fitness center, storage, nine studio apartments, 40 one bedroom units, and 18 two bedroom units.
- The ground floor has a lobby with two vestibules, a management office, mail room, and two elevators.
- Construction management services included: constructability reviews, budgeting, value engineering, logistical planning, safety planning, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
