Project Description:
- Project involved the new construction of a three-story structure for 68 assisted living units, 20 memory care units, and all related facilities and amenities. Building included underground parking for 50 vehicles and a gracious porte-cochere at the front entrance.
- Site was very constrained with senior housing on one side and a high school on the other requiring careful logistical planning and communication. Site work required the removal of over 20,000 cubic yards of rock which was crushed on site.
- Building has structural steel and metal framing. Mechanical systems include a variable refrigerant system which allows for efficient heating and cooling of separate zones.
- Amenities include a large living room, dining room and kitchen, snack bar, and entertainment room. Features include gas fireplaces, extensive millwork, wine cabinets, and interior window openings.
- Construction management services included: constructability reviews, budgeting, value engineering, logistical planning, safety planning, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
