Project Description:
- Project is new construction and comprises the second-phase of a three-phase master plan to develop a downtown destination to service the surrounding community and the University of New Haven. Street level space will be occupied by retail outlets and restaurants with 44 residential units on the two levels above.
- The structure is wood framed built over a steel and concrete podium. The exterior and interior shear walls are constructed using pre-fabricated panels. The exterior is articulated to look like several attached buildings with thin brick, planks, and EIFS.
- The site work includes a large retaining wall to maximize space for a new parking lot. Extensive sewer upgrades were made in conjunction with the city. Landscaping will be tied into the surrounding areas to help create a unified “campus like” feel with neighboring properties.
- Construction management services included: constructability reviews, budgeting, value engineering, logistical planning, safety planning, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
