Project Description:

  • Edgewood Management LLC is an ultra-high-end interior fit-out on two floors.
  • The first floor consists of a Baswaphon acoustical plaster ceiling applied to the existing waffle slab and extensive millwork consisting of a walnut ceiling system and walnut trimmed demountable openings.
  • Specialty rooms on the first floor include a boardroom, a library, partner offices, and administrative workstations.
  • The third floor consists of the main pantry, relaxation room, gym with three full bathrooms, and lounge.
  • The six-month-long project’s challenges included supply chain issues and long lead times on lighting and associated controls.
  • This project also required design assistance due to constraints in the building’s original open floor plan. Design assistance included the coordination and sourcing of specialty drains for bathrooms and the mounting of light fixtures due to the field conditions of electrical raceways and HVAC ductwork built into the waffle slab.
  • Construction management services included: constructability review, budgeting, value engineering, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
