Project Description:

  • New lobby that required the demolition of two existing lobbies and their expansion into one large space of 5,000 square feet. New lobby includes a new exterior glass wall system, poured in place terrazzo flooring, back lighted wall by 3-Form, metal ceiling, and a long security control desk. The elevators were modernized and a new sound system installed.
  • A new 3,200 square foot gourmet café with a full service kitchen was developed at one end of the lobby. Finishes include the extensive use of Prodema wood paneling. Sliding glass doors connect the indoor dining area with the outdoor patio.
  • Entry plaza was updated with new grading, new plant materials, a tenant patio area adjacent to the cafeteria, and site signage.
  • A state-of-the-art 4,000 square foot fitness center was developed on the ground floor for multi tenant use. It includes full service locker/ shower rooms for men and women and an extensive area for equipment including treadmills, recumbent bikes, elliptical machines and strength equipment. In order to maintain the maximum height ceiling, air distribution was handled through the use of Duct Sox.
  • Core restrooms and multi-tenant corridors were renovated with new lighting and the use of stainless steel and granite.
  • Construction management services included: constructability review, budgeting, value engineering, subcontractor bid and award, safety and logistical planning, prepurchase program, scheduling and construction.
