Project Description:

  • Project included the removal and replacement of the west end of the clubhouse and the renovation of the clubhouse including the dining room, ballroom, front lobby, kitchen and exterior decks.
  • New two story wing and extended decks were constructed on piles with consideration of the flood zone hazards.  Design blends the new construction into the existing building and includes a new dining area with retractable wall, new and enlarged bar with extensive use of mahogany panels and trim on the walls, ceiling and bar, trophy room with fireplace and curved ceiling replicating a ship’s deck, and a new second floor meeting room with a vaulted ceiling and high windows overlooking the harbor.
  • ADA issues were addressed with a new lift to service the first floor from the front entrance and a new two stop interior elevator.
  • The renovation work included the entire exterior of the building, major areas of the roof and structural considerations for areas such as the ball room floor.  The mechanical systems were improved with new furnaces and the kitchen received some new equipment.
  • This was a logistically difficult project due to the tight site constraints, proximity to the water and the need to keep the clubhouse operational for all but two months of the construction schedule.
  • Construction management services included: constructability review, budgeting, value engineering, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling of all construction activities and commissioning oversight.
