Project Description:
- Extensive 25,900 square foot renovation and expansion of club’s existing Club House and Beach House.
- Installation of deep foundation mini piles to support new structural loads associated with the expansion.
Club House
- Renovations of the main dining room include incorporating high‑end millwork and the installation of a new NanaWall system opening to a new terrace and awning overlooking the Long Island Sound.
- Complete kitchen renovation including new equipment, makeup air unit, rooftop unit, and a walk‑in cooler to support expanded food‑service operations.
- Construction of a dining room addition for staff, requiring relocation of the existing loading dock, along with infrastructure upgrades including a new 70 kW generator and 400‑amp automatic transfer switch.
Beach House
- Full interior demolition followed by construction of a new Tea House with full cooking kitchen, bar, and Grab‑and‑Go service area.
- Construction of new additional restrooms and a Kids Camp activity room, and renovations to existing restrooms and changing areas.
- Installation of new Marvin exterior doors, plus a pavilion extension with decorative wood pergola and a roof extension over the west deck.
- Construction management services included: constructability review, budgeting, value engineering, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
