Project Description:
- Comprehensive multi-phased project consisting of a reimagined entry experience with extensive landscaping and a new gatehouse, multiple guest cottages, a pedestrian bridge, garden event space, and a 40+ key boutique hotel. The scope includes staff housing, administrative and maintenance buildings, meticulous historical restoration of a landmark building, renovation of an existing manor house, and extensive infrastructure upgrades including utilities, roads, and associated site work to support the entire development.
- Phase I – Gatehouse & Cabins: Construction of new entry gatehouse, pedestrian bridge, and multiple guest cottages, along with critical infrastructure upgrades adding flexibility for future scope.
- Phase II – Amenities & Infrastructure: Replacement of existing outdoor pool and construction of new bathrooms, independent commercial kitchen building, and new indoor pool facility supporting the existing gym and yoga studio.
- Phase III: Construction of new scenic pond surrounded by six additional cottages and supporting infrastructure, coupled with restoration of one of Amenia, NY’s oldest landmark buildings, integrating this structure into the property’s lodging portfolio.
- Phase IV: Construction of new 40+ key boutique hotel and comprehensive renovation of manor house, including commercial kitchen upgrades, redesigned loading dock, and construction of on-site bakery.
- Construction management services included: constructability review, budgeting, value engineering on Phases II through IV, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
