Project Description:
- 18,000 sq. ft. renovation of Strayer Hall into a modern performing arts facility, including reconfigured interiors for practice rooms, ensemble spaces, a dance studio to support music instruction and performance, and a new patio for both indoor and outdoor learning.
- Structural and Envelope Restoration: Reinforced structural steel, replaced roofing and parapets, and installed new aluminum windows, storefronts, insulation, and waterproofing to improve durability, energy efficiency, and appearance.
- Building Systems Modernization: Installed new HVAC systems for climate control, upgraded to state-of-the-art performance and rehearsal lighting, and integrated audio-visual systems to enhance instruction and presentations.
- Accessibility and Safety Enhancements: Added new elevators, ramps, and ADA-compliant seating, while upgrading fire alarms, sprinklers, and emergency exits to meet current codes.
- Construction on an Active Campus: The renovation required maintaining school operations during construction; this challenge was met with a phased schedule and defined milestones that minimized disruption while keeping the project on track.
- Construction management services included: constructability reviews, budgeting, value engineering, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, and construction.
