- Long term relationship with EastRidge Properties upon the acquisition of an eighteen-building portfolio in Harrison and White Plains until the final fourteen buildings sold 13 years later. Provided budgets for lease negotiations and capital improvements, guaranteed maximum pricing for all capital improvement and tenant fit-out construction. Met weekly with EastRidge Properties to coordinate leasing, management and construction within the portfolio.
- Capital Improvements: Over 100 capital improvement projects that included new or improved cafeterias, lobbies, sundry shops, restrooms, and corridors. Exterior façade improvements, site work, mechanical improvements, and a complete exterior signage program were completed. In preparation for tenant work, demolition and speculation space programs were also implemented.
- Tenant Improvements: Approximately 500 tenant improvement projects were completed ranging from less than 2,000 square feet to over 40,000 square feet for tenants such as Aetna, General Motors, Guardian Life, Travelers Insurance, General Foods, Kraft Foods, Snapple, Seagram & Sons, Con Edison, St. Paul Insurance, Nokia, and Oxford Medical. Many projects involved multi-phased construction in occupied spaces requiring careful logistical planning.
- Construction management services included: constructability review, budgeting, value engineering, subcontractor bid and award, safety and logistical planning, pre-purchase program, scheduling, phasing and construction.
